In Closing…Buyer Independence

For many years now Fannie Mae has been using basically the same addendum which stated that the buyer MUST use the seller's title agent. The addendum has been drastically CHANGED.  It now states: "The closing shall be held at a place so designated and approved by the Purchaser". This is a turnaround from previous versions wherein it stated that the purchaser MUST use the seller's title agent.  This may seem like a small change in the handling of a transaction; however there will be a small positive effect to this new addendum…for the purchaser of the home, NOT the bank.

In the past, banks have insisted on using THEIR preferred title company. The reason is quite simple. If you or I went to the same store or the same restaurant frequently we would become familiar to the manager and employees. Not only would we eventually be recognized, but it is highly likely that we would receive extra perks for our continued business…special discounts…superb customer service

Until just recently, the bank/seller received these benefits. NOW, the buyer has the option of choosing the title company.  It may seem like a small change, but remember, these title companies want to earn buyer business, so they will make extra sure clients are happy...better buyer service is bound to ensue.
